What a sewer scope shows, and when to get one

A sewer scope is a recorded camera inspection of the line from your house to the city main. In Colorado it's become a routine part of buying an older home, and it's the single most useful thing to have when a line keeps backing up.

Why it matters when buying

The homeowner usually owns the sewer lateral all the way to the city main, including the part under the front yard and sometimes under the street. A standard home inspection looks at drains inside the house but not inside that pipe. Older Front Range neighborhoods have a lot of clay laterals, mature trees and expansive soils, which is a combination that produces roots, offsets and cracks. A scope is inexpensive compared with what a lateral repair costs, so many buyers get one during the inspection period.

    Each issue noted with its distance from the cleanout, so a repair quote can be specific.

    Pipe materials

    Clay, cast iron, Orangeburg, PVC, or a mix. Orangeburg (fiber pipe) in particular tends to deform with age.

    A plain summary

    Two or three sentences on overall condition and what, if anything, needs doing now versus watching.

Using it in a negotiation

Buyers commonly use a poor scope report to ask for a repair before closing, a price reduction or a credit. Get a written repair estimate based on the video so the request is specific. If the report is clean, keep it; it's useful later for insurance and when you sell.
